So you’ve decided to either buy or sell a home or another property you own. And you’re deciding whether you need to use a realtor or not. I mean, after all, the market is pretty active right now and because the inventory of available homes and properties is at an all-time low since the 1940s, it might be quite easy to offer it “for sale by owner” or FSBO. It could save you a sizable amount of cash, right?
Buying or selling real estate for most people involves the single largest investment transaction that they will ever make. And there are dozens of really good reasons to work with an experienced, licensed realtor. Here are a few.
Marketing–-Are you a professional marketer who has network connections with the realtors who have multiple buyers looking for a home just like yours?
Time and Timing–-Do you have the time, experience, and negotiating skills to put into a marketing campaign (and closing process) that will bring you top dollar and do you know how, when, and where to advertise?
Valuation and Financing–How can you properly determine an accurate selling price and how many lenders can you bring to the buying or selling process of a $100,000 deal (which is around the average transaction)? Can you qualify buyers? Many deals fall through during the closing process because of poor credit or lack of sufficient financing.
Inspections–Common sense should prompt you to find knowledgeable and trustworthy professionals to pre-inspect a property you are going to buy. Who do you know? Sellers would be prudent to have someone advise them on how to prepare for putting their home on the market. It might be a poor decision to add a gourmet kitchen or swimming pool in your area if they aren’t in high demand.
Hassle, Irritation and Stress–Your realtor will insulate you from these things you shouldn’t have to tolerate. Will you experience them during a FSBO? You can count on it.
