If you are considering selling your home, here are 12 tips:
- Make the most of the first impression.
A well-manicured lawn, neatly trimmed shrubs and clutter-free porch welcomes prospects. So does freshly painted or at least a freshly scrubbed front door.
- Invest a few hours for future dividends.
Clean up the home. If woodwork is scuffed or paint is fading, consider some redecorating. Remember, prospects would rather see how great your home looks instead of how great “it could look” with a little work. If you are short on time, hire a professional cleaning service and handyman.
- Check faucets and bulbs.
Dripping water rattles the nerves, discolors sinks and suggest faulty or worn plumbing. Burned out bulbs and faulty wiring leave prospects in the dark! Call a plumber, electrician or general contractor to help.
- Make room for space.
Remember that potential buyers are looking for more than just comfortable living space. They are looking for room to grow and storage space. Make sure your attic, basement, garage, closets, cabinets, counter tops, floors and yard are free of unnecessary items.
- Make sure your bathrooms sparkle.
Bathrooms sell homes. So, let them shine. Check and repair caulk around tubs and showers for added allure and display your best towels and shower curtains. Keep your countertops and area around the toilet free of items.
- Create cozy dream bedrooms.
Wake up prospects to cozy comforts in your bedroom. Make them look spacious, remove excess furniture and make walkway around the room obstacle free. Put colorful bedspreads on your bed and fresh, light curtains on windows.
- Create kitchen bliss.
Clean all appliances inside and out. Clear off counter tops, wash cabinets and mop floors.
- Open up during the day time.
Let the sun shine in! Pull back your curtains and drapes so the prospects can see how bright and cheery your home is.
- Watch your pets.
Dogs and cats are great companions..to you and your family. The potential buyers may not feel the same way so keep the family pets away while the home is being shown.
- No smoking.
While selling your home, smoking outside is a much better option. Potential buyers may not be smokers and it will turn them away from buying if the smoke is apparent.
- Remove your family presence.
Your family pictures are important to you but you need the potential buyers to see the home as their own.
- Help your agent.
