While there are many things that can impact the sale of your home and the ability for your offering to bring a top dollar price, let’s discuss a few that you may not have considered. These could have significant buyer appeal in the 2023 market and that can be an upgrade option for your home.
Classics, Made More Affordable
Why it’s important: More homeowners want quality, luxurious materials, but the finest choices aren’t always in the budget. Here’s an example: it’s known that discerning home owners would prefer stone, over brick, over clapboard siding and over vinyl, but not everyone can afford stone.
With construction and material costs increasing, the need has emerged for less expensive options that still look upscale and hold up well. Instead of solid stone facades, architects may opt for stone veneer on studs and drywall instead of plaster inside. Or, rather than go with terra-cotta, a timeless but expensive material, they can select a handsome thin terra-cotta veneer applied to manufactured panels.
How this will impact real estate: As a real estate professional, Deon Cannon explained to cost-conscious, fixer-upper clients that there are new materials out there that might better fit a tight budget. After all, architects and builders are constantly being challenged to find value for clients in both residential and commercial development. There constantly are newly introduced products and new ways to use existing materials, so they’re durable, affordable and offer more colors and textures.
Drought Awareness
Why it’s important: As we have seen here in Georgia and in much of the Southern states, droughts continue to affect large areas of the U.S., making water more expensive and decreasing its availability. Water-saving fixtures such as low-flow toilets and showerheads have become standard—even mandated—in many areas, but we’ve seen that buyers are looking for more.
In order to reduce consumption, buyers are looking for as many water conservation methods as they can find, both inside and outside of the home. They want landscaping that needs far less manual watering in case of drought but is still attractive and easy to maintain. Some buyers are highly attracted to rainwater retention systems that can be used to water lawns and gardens, which also qualify the home for an exemption to storm-water runoff fees, should they happen to be in place.
How this will impact real estate: Water conservation will become as important as energy conservation and homes that collect as much water as they consume will be as popular with buyers as Net-Zero energy homes now are. Real estate professionals will see more demand for water-saving measures such as water-smart irrigation sensors, composting toilets, greywater recycling systems and rainwater harvesting.
